§ 15. "TH" townhouse residential district.
A.
Purpose. The "TH" townhouse district is established to accommodate the variable dwelling concepts that currently exist in the residential marketplace. This district includes medium density residential development that is single-family, on separately platted lots with frontage onto publicly dedicated streets, and typically owner-occupied.
B.
Permitted uses. In the "TH" townhouse residential district, no building or land shall be used and no building shall be hereafter erected, reconstructed, altered, or enlarged, unless otherwise provided in this ordinance, except for those uses listed on the use matrix, section 9.
C.
Area requirements.
Minimum lot area: 2,700 square feet Minimum dwelling unit area: 1,000 square feet Minimum lot width: 30 feet Minimum lot depth: 90 feet Minimum front yard: 20 feet Minimum side yard: 7.5 feet/15 feet combined (20 ft. street side) Minimum rear yard: 10 feet (20 feet street side) Maximum lot coverage: 60% Height: 35 feet Parking requirements: 2.25 off-street parking spaces/living unit D.
Additional parking requirements. At least 20 percent of the parking required to be provided shall be located in common parking areas, separate from individual townhouses. All townhouse developments shall provide and maintain off-street parking facilities for the loading and unloading of merchandise and goods. A loading space shall consist of an area of a minimum of ten by twenty-five feet. All drives and approaches shall provide adequate space and clearances to allow maneuvering trucks off-street.

Accessory and temporary buildings and uses. See section 29, supplementary district regulations.
F.
Site plan required. A site plan meeting the requirements of section 30, site plan requirements, shall be required for each application for the development of a townhouse dwelling complex in this district.
G.
Special exception uses. Special exception uses authorized by the board of adjustment under the provisions of section 35, board of adjustment, and are listed in the use matrix, section 9.
