§ 13. "MH" manufactured housing district.

  • A.

    Purpose. This zoning district is established to provide adequate space and restrictions for the placement of manufactured housing in the city where adequate streets and other community facilities are available for present and future needs. The "MH" district is established to provide housing densities compatible with existing and proposed neighborhoods and to promote the most desirable use of land and direction of building development, to promote stability of development, to protect the character of the district, to preserve the value of the land and building; and to protect the city's tax base. The purpose of this district is not to prohibit or unduly restrict any type of housing but to insure compatibility in housing types recognizing their inherent differences.

    Manufactured housing shall only be permitted in the "MH" district unless otherwise specifically authorized in this ordinance. Preexisting mobile homes shall be allowed to remain as nonconforming uses in the "MH" district.

    B.

    Permitted uses. In the "MH" manufactured housing district, no building or land shall be used and no building shall be hereinafter erected or placed, reconstructed, altered or enlarged, unless otherwise provided in this ordinance, except for those uses listed on the use matrix, section 9.

    C.

    Area requirements.

    Minimum lot area: 8,000 square feet
    Minimum dwelling unit area: 1,200 square feet
    Minimum lot width: 65 feet
    Minimum lot depth: 100 feet
    Minimum front yard 25 feet
    Minimum side yard: 7.5 feet/15 feet combined (25 ft. street side)
    Minimum rear yard: 15 feet (25 feet street side)
    Maximum lot coverage: One residential structure
    Height: 35 feet
    Parking requirements: 2 off-street parking spaces/living unit

     

    D.

    Additional parking requirements. See section 31, parking regulations.

    E.

    Site plan required. A site plan meeting the requirements of section 30, site plan requirements shall be required for each application for the development of a manufactured home park in this district.

    F.

    Screening. A landscape buffer meeting the requirements of section 32, landscaping and screening requirements, will be required when this use is located adjacent to any residential district.
