§ 12. "SF-2" single-family residential district.

    Purpose. This residential zoning district is not as restrictive as the "SF-1" district. This district is to be applied in areas permitting smaller residential lots, smaller residential structures and in areas of transition between commercial and "SF-1" single-family residential district.

    B.

    Permitted uses. In the "SF-2" Single-family residential district, no building or land shall be used and no building shall be hereafter erected, reconstructed, altered or enlarged, unless otherwise provided in this ordinance, except for those uses listed on the use matrix, section 9.

    C.

    Area requirements.

    Minimum lot area: 7,100 square feet
    Minimum dwelling unit area: 1,400 square feet
    Minimum lot width: 60 feet
    Minimum lot depth: 100 feet
    Minimum front yard: 25 feet
    Minimum side yard: 7.5 feet/15 feet combined (25 ft. street side)
    Minimum rear yard: 15 feet (25 feet street side)
    Maximum lot coverage: 50%
    Front yard impervious coverage: 60%
    Height: 35 feet
    Parking requirements: Two off-street parking spaces/living unit

    F.

    Special exception uses. Special exception uses authorized by the board of adjustment under the provisions of section 35, board of adjustment, and are listed in the use matrix, section 9.
