§ 18. "O" office district.

  • A.

    Purpose. This district is a commercial category designed and intended for the exclusive use of office and office related activities. It is established for and will be allocated to those districts capable of supporting commercial activity of an office character. It is envisioned as possessing a lower overall intensity of use and development when compared to other commercial categories. It is particularly well suited for environmentally sensitive areas and those sites in which natural limitations make full area utilization infeasible. This district requires access to well developed thoroughfares and can be used as an effective buffer between more intensive commercial uses and residentially zoned areas.

    B.

    Use regulations. In the "O" office district, no residential buildings will be erected; however, residential uses existing at the time of the passage of this ordinance may remain as non-conforming uses under the provision of section 34, nonconforming uses, lots, and structures. In the "O" office district, no buildings or land use shall be used or undertaken, and no building shall be hereafter reconstructed, altered or enlarged, unless otherwise provided in this ordinance.

    C.

    District restrictions. Unless otherwise specifically provided in this section, the following restrictions shall apply to this district.

    1.

    Any lighting visible from outside the site shall be designed to reflect away from adjacent districts. No noise, odor or vibration shall be emitted so that it constitutes a nuisance that substantially exceeds the general level of noise, odor, or vibration emitted by uses adjacent to or immediately surrounding the site. Such comparisons shall be made at the boundaries of the site.

    2.

    Outdoor storage of trash receptacles shall be at the side or rear of the site and shall be totally encircled or screened by a fence, planting or other suitable visual barrier.

    3.

    No inoperable vehicles may be stored over 24 hours unless inside a building or behind an approved screening device.

    4.

    Operable vehicles parked in an unscreened area are required to have a valid state license and inspection sticker.

    D.

    Permitted uses. This district is for the exclusive use of office and office related activities.

    E.

    Area requirements.

    Minimum lot area: None
    Minimum floor area: 500 square feet
    Minimum lot width: 70 feet at the building line
    Minimum lot depth: None
    Minimum front yard: 25 feet
    Minimum side yard: None (10' adjacent to residential zoning)
    Minimum rear yard: None (20' adjacent to residential zoning)
    Corner lots: 15 feet - intersecting street
    Maximum lot coverage: None
    Height: 45 feet (35' within 100' of residential zoning)

     

    F.

    Screening devices. In the event that this district abuts or adjoins lots zoned "SF-1", "SF-2", "D", "TH", "MF-1", or "MF-2" a screening device, meeting the requirements of section 32, landscaping and screening requirements shall be placed along the abutting or common property line.

    G.

    Parking requriements. See section 31, parking regulations.

    H.

    Permanent accessory and temporary buildings and uses. Not permitted except for construction purposes only. See section 29, supplementary district regulations.

    I.

    Landscape requirements. See section 32, landscaping and screening requirements.

    J.

    Site plan required. A site plan meeting the requirements of section 30, site plan requirements shall be required for each application for the development of any permitted use in this district.
