§ 11. "SF-1" single-family residential district.

  • A.

    Purpose. This zoning classification is the most restrictive of residential zones and should be applied in areas of larger lots, more contemporary subdivision design and layout, and for areas that are designed solely for residential uses. This zoning classification should be applied in areas of the city to conserve neighborhood character and value of buildings. It is not intended that this zoning district be the subject of major alterations except for a possible reclassification in minor areas for a less restrictive residential use for reasonable adjustments necessary for orderly development of vacant lots or the gradual transition from other districts.

    B.

    Permitted uses. In the "SF-1" single-family residential district, no building or land shall be used and no building shall be hereafter erected, reconstructed, altered or enlarged, unless otherwise provided in this ordinance, except for those uses listed on the use matrix, section 9.

    C.

    Area requirements.

    Minimum lot area: 7,500 square feet
    Minimum dwelling unit area: 2,000 square feet
    Minimum lot width: 65 feet
    Minimum lot depth: 110 feet
    Minimum front yard: 25 feet
    Minimum side yard: 7.5 feet/15 feet combined (25 ft. street side)
    Minimum rear yard: 20 feet (25 feet street side)
    Maximum lot coverage: 50%
    Front yard impervious coverage: 60%
    Height: 35 feet
    Parking requirements: Two off-street parking spaces/living unit

    Special exception uses. Special exception uses authorized by the board of adjustment under the provisions of section 35, board of adjustment, and are listed as such in the use matrix, section 9.
